A rent-arrears notice states the amount due, the period it covers, and the date by which you want payment. It is a demand for money, not a termination. Most leases provide for a specific notice period before the landlord can act on default, so read that clause first.

A notice to quit is the document that ends a month-to-month tenancy. What a Notice to Vacate Should Contain

Sending to the Rented Premises and the Permanent Address

Serve the notice at both addresses. This is not belt-and-braces; it is the practical answer to the most common defence a tenant raises, which is that they had already shifted out and never saw the letter.

Post one copy to the rented premises and one to the permanent address recorded in the lease, the rent agreement or the tenant's KYC documents. If family members still live at the premises and accept the article, the refusal or acceptance is recorded on the postal track. If nobody accepts it there, the copy sent to the permanent address carries the service.

The same logic applies to a guarantor. If the lease has a guarantor, the guarantee usually allows you to demand payment from them once the tenant defaults, but only if the guarantor was given notice of the default. Send them a copy at the address in the guarantee.

Proving the Notice Was Served
